It is critical to the sale outcome the presentation is clean and crisp, buyers will be looking hard to uncover the smallest of things, things that may be of no monumental importance to you, however they offer leverage to the potential buyer. This in turn places undue pressure on the sales agent representing your sale. The sales agent is busy trying to defend the asking price when they really should be presenting the property in it's best light. So work with the agent in a realistic way when placing the property onto the market. In most cases we find elbow grease is the answer not money. Paint flaking, cracked glass, untidy timber frames, fencing.
