Selling a property, land or any asset means presentation is paramount. It is critical to the sale outcome the presentation is clean and crisp, buyers will be looking hard to uncover the smallest of things, things that may be of no monumental importance to you, however they offer leverage to the potential buyer. This in turn places undue pressure on the sales agent representing your sale. The sales agent is busy trying to defend the asking price when they really should be presenting the property in it's best light. So work with the agent in a realistic way when placing the property onto the market. In most cases we find elbow grease is the answer not money. Here is a basic list of commonly over looked areas for your consideration. Please put yourself in the buyers position, you never get a second chance to make a first impression.

Weeds, lawns, shrubs and garden beds overgrown.
Guttering hanging, weeds in the gutters, broken downpipes.
Paint flaking, cracked glass, untidy timber frames, fencing.
Internal Clutter
